Can I get a DSCR loan in the Salt Lake metro?

Salt Lake City's median sale price ran roughly $550–585K in spring 2026, with typical rents near $1,550 a month, down from about $1,700 the year before. That combination produces a thin cap-rate proxy near 2.85%, one of the weaker yields among comparable western metros. A long-term-rental DSCR file here often needs a below-market purchase, a 2–4 unit property, or a value-add plan to clear a 1.0 ratio at retail pricing. The city's Planning Division is explicit: there is no ordinance allowing short-term rentals in residential zones, and the only permitted short-stay lodging is in commercial and mixed-use zones (hotels, motels, hostels, rooming houses, and bed-and-breakfasts). This is not a permit hurdle or a cap you can work around; the use simply does not exist in residential zoning as of July 2026. The city's ADU rules reinforce it: an accessory dwelling unit requires owner-occupancy of the main home or the ADU, and short-term rental of an ADU is prohibited outright. There is no rent control anywhere: Utah Code §10-9a-535 preempts any Utah city from enacting a local rent-control ordinance, so you set rent freely at renewal or on a month-to-month, subject to proper notice and anti-discrimination and anti-retaliation rules. Eviction for nonpayment starts with a 3-day pay-or-quit notice (Utah Code §78B-6-802), then the forcible-entry-and-detainer court process; the Utah Fit Premises Act sets the landlord's habitability duties and the tenant's rent-abatement or repair-and-deduct remedies if those duties are not met.
